Assured Shorthold Tenancies & Possession
The Assured Shorthold Tenancy was introduced to enable landlords to let property on a short-term basis without the risk of creating sitting tenants. It has been a great success and it is very rare for tenants to refuse to vacate at the end of a tenancy. Nevertheless, should they wish to do so it is always necessary to apply for a Court Order for Possession and although the procedure should take no more than several weeks, the time scale is not guaranteed. Consequently, if you are seeking to sell your property as well as letting it, do not commit yourself to giving vacant possession on a specified date. You are advised that you would be responsible for any legal or other costs incurred in any action or possession either following termination or during the tenancy.
