Letting to Students - General Guidelines:

Letting Cycle:

  • All properties are advertised from 1 January onwards
  • Once the property is let, tenancy agreements are signed and deposits are collected.
  • The tenancy starts on 1 July each year and expires on 30 June each year (sometimes rent cycles also go from 1 September – 31 August or if you require the property to be empty to carry out renovations it can be let on a 10 months basis from 1 September – 30 June)
  • The full rent is payable for the duration of the contract

Property Preparation:

  • The property should be presented to the highest standards possible.
  • The property should provide study bedrooms with bed, desk, chair, drawers and a clothes rail or similar. Book shelves are always a bonus!
  • The kitchen should provide the usual appliances (fridge/freezer, cooker/oven, washing machine or washer/dryer) and sufficient storage space.
  • It is advisable to provide a shower and other items (microwaves, dishwashers, book shelves/cases are the most common requests) that may make the property more attractive. Avoid items that will be costly to maintain or replace.

Further Considerations prior to letting your property

  • We will require sufficient sets of keys for the property
  • Unless specifically agreed otherwise, the rent quoted by you to us and the prospective tenant will be inclusive all payments for which you are responsible such as ground rent, buildings insurance, service charges, etc. and you will remain liable for these charges.
  • In most cases we offer student houses including and excluding bills. We will arrange this on your behalf. The tenants however will be responsible for the payment of the appropriate Council Tax except in case of houses of multiple occupancy where the landlord is liable (full time students are exempt from paying Council Tax). We will notify the utility companies and the Local Authority at the commencement and expiry of a tenancy.
  • It is not reasonable to expect the tenant to forward mail during the tenancy. You should contact the Royal Mail to arrange the re-direction of your mail during the tenancy.
  • Our tenancy agreement can provide for access to be given during the tenancy to allow viewing by potential tenants/purchasers. This must not be done excessively to avoid breaching the tenants legal right to quiet enjoyment of the property but will enable a property to remain on the market for sale during the period of the tenancy agreement.
